Garage Kit vs Stick Built: What the Money Actually Buys

The garage kit vs. stick-built decision is usually framed as cheap versus expensive. That framing is wrong.

It costs people money.

The real difference is what you’re allowed to change. Then ask what happens to the building after 20 winters.

Price follows from both.

Here’s what actually separates them.

What "kit" means, and what it does not

“Kit” describes four products that behave nothing alike.

  • Panelized kits. Walls arrive built, you or a crew stand them up.
  • Pole barn / post-frame kits. Posts set in ground or on brackets, girts, metal skin.
  • Steel building kits. Bolt-together steel frame and panels.
  • Modular stick-built. A conventionally framed garage assembled in a programmatic way.

The last product needs its own distinction because it’s genuinely different. A modular stick-built garage has the same construction and quality as a custom stick-built garage.

The advertised price is not the finished price

This is the biggest gap between expectation and reality.

A kit price typically covers the structure. It leaves out the work that turns that structure into a garage you can use.

None of that is a scam. It’s how the product is sold.

But comparing a kit price with a builder’s quote is still comparing a parts list with a finished building.

Before comparing prices, bring both figures to the same finish line. The garage must be permitted and ready for parking, with a foundation underneath and working doors and power.

Maine snow load breaks a lot of stock designs

Here’s the Maine-specific problem that most national articles miss. It’s also why how deep Maine towns actually require footings differs from the figure most people quote.

Maine doesn’t have one snow-load figure. The State Fire Marshal’s MUBEC guidance tells designers to retrieve the ground snow load for each address from the ASCE Hazard Tool.

The tool returns “Case Study Required” across parts of Oxford County. It does the same in Piscataquis and Somerset counties.

In those areas, the guidance calls for conversion from the newer standard and a value not less than 100 pounds per square foot.

Towns also publish their own figures. The town’s number governs. Here are a few real examples:

Consider Raymond. County-level ZIP lookup maps put Cumberland County around 50 psf, while the town publishes 70.

Designing from the map rather than the town leaves the building under-built.

Compare that with the kit industry’s language. One national seller of carports and steel buildings describes a 90 psf rating as suitable for “extreme high mountain snowfall at 6500ft+.”

Maine’s case-study floor is 100 psf. The minimum in the hardest counties exceeds what one national vendor describes as an extreme mountain specification.

What to do with that: before you buy any kit, get the design snow load for your exact address from your code enforcement officer, and ask the kit vendor in writing what ground snow load their design is engineered for. If they cannot answer in psf, that is your answer.

Engineering and stamped drawings

Some Maine towns require a stamped drawing when a structure isn’t built to prescriptive code.

Portland’s stamped-or-sealed-drawing policy shows how this works. Structural work outside prescriptive code triggers a stamped drawing.

The Building Official may require or waive one. That decision belongs to the town, not you or the vendor.

Plan for it. A stamped engineering package for a kit is a real expense missing from the advertised price.

The warranty difference is bigger than people realise

This difference is legal. Not structural.

And it matters.

When a contractor builds your garage, Maine law gives you a home construction contract. For work over $3,000, the statute requires a written contract and limits the down payment to one-third of the price.

It also requires written change orders and provides an express warranty of good workmanship.

When you buy a kit, you’ve bought goods. You receive a product warranty, which is usually prorated and limited to panels or finish.

Labor is typically excluded.

The protections aren’t comparable. If a stick-built garage has a workmanship problem, you have both a contract and a statutory warranty.

If you or a handyman assembled a kit badly, the steel warranty won’t help.

The customization question is the whole decision

I’ve sold hundreds of garages and garage plans. Roughly 99 percent involved a change somewhere.

Maybe the door belongs here, not there. A window moves to another wall.

Or the bay needs another six inches. That flexibility is why people hire garage builders in Augusta instead of ordering a package.

With a kit, the plan is the plan. You get what’s in the box.

A custom build still allows changes during planning and estimating, before materials are ordered or cut. Decisions made then save time once construction begins.

They save money too. Changes are cheap on paper and expensive in the field.

So here’s the honest test:

Buy a kit if you genuinely want a cookie-cutter building, you are not particular, and you can live with the plan exactly as drawn.

Build custom if you suspect you will want to change small details. You will. Almost everyone does.

Resale: the part people find out too late

I have to be careful here because one figure gets repeated often, and I can’t verify it as a general rule.

From my experience selling and building in Maine, a steel or pole building tends to add meaningfully less property value than a comparable stick-built garage. My working estimate has been roughly half.

The written evidence is narrower. Fannie Mae’s appraisal guidance says atypical outbuildings may have little or no contributory value, depending entirely on comparable sales in the local market.

Some appraisers using local paired sales have reported much better recovery on near-new shop buildings than my estimate suggests.

Treat “roughly half” as one builder’s experience, not a market fact. If resale value matters to your decision, ask a local appraiser what accessory structures contribute in your town.

The answer varies more by market than by material.

One point is harder to argue with. A stick-built garage that matches the house’s siding and trim reads as part of the property, especially when the roof pitch matches too.

A metal building on a residential lot reads as an outbuilding. Buyers price what they see.

Frost depth rules cut differently by structure

One small technical detail catches people out.

The residential code exempts some small accessory structures from frost-depth foundation requirements. The threshold differs by construction type.

Light-frame construction receives a larger allowance than other-than-light-frame construction.

In plain terms, a small wood-framed garage may qualify for an exemption when a steel building of the same size does not. That difference can reverse the foundation-cost comparison.

A kit vendor probably won’t mention it.

Check your town’s requirements before assuming the foundations are equivalent.

Where each one genuinely wins

A kit makes sense when:

  • You want basic covered storage and nothing more
  • You are doing the assembly yourself and your time is not the constraint
  • The building is agricultural or utility, away from the house
  • You have confirmed the design meets your address's snow load

Stick-built makes sense when:

  • The garage will be visible from the road or attached to the house
  • You want it to match the house
  • You expect to want changes, now or later
  • You want the statutory contract protections
  • You may finish, heat, or build above it someday

Frequently asked questions

Is a garage kit cheaper than stick built? The advertised price is lower. The finished cost is much closer than it appears, because kit prices generally exclude site prep, foundation, assembly labor, permits, doors, and electrical. Price both to the same finish line before comparing.

Do I need an engineer for a garage kit in Maine? Possibly. Structural work not designed to prescriptive code can trigger a requirement for stamped drawings, and that call belongs to your town's building official, who may require it and may waive it.

What warranty do I get with a kit versus a builder? A kit is a sale of goods, so you get a product warranty that is usually prorated and usually excludes labor.
