Seth Leichnitz

Owner, Garage Builders Maine. Augusta, Maine.
I write every guide on this site. There’s no content agency or intern behind it, and no model pulling from a keyword list.
Any number you see came from a job I priced or ran.
What I actually did before this
I started on job sites, not behind a desk. First framing.
Then finish work and timber framing on custom homes and historic renovations around Central Maine. I worked my way from laborer to project manager.
I later spent years in estimating and sales. That was a different education entirely.
Estimating teaches you where money hides in a job. Sales shows you what homeowners mean when they ask about square footage.
Before going out on my own, I studied sustainable construction at Kennebec Valley Community College.
Garage Builders Maine has worked across Kennebec and Lincoln counties, as well as Sagadahoc County, for six years. I’ve sold well over a hundred garages and garage plans.
I’ve also built more than thirty homes from start to finish.
I still walk and run every job myself. No sales rep stands between us.
Why I write these guides
Most garage-cost advice comes from people who have never poured a footing. Frankly, that’s a poor basis for telling someone how to spend their money.
You can see it in the details:
- "Attached is always cheaper." It is not. Builders genuinely disagree about it, and setbacks usually decide the placement before cost does.
- "A slab saves you real money." Right now the gap to a frost wall is smaller than people assume, and the risk you take on is real.
- "Modular and custom are different quality." They are not. The difference is whether you can change anything.
Every one of those answers costs somebody money.
How these articles get written
I stick to a few rules:
Ranges, never quotes. Nobody can price your garage without standing on your lot. Every number on this site is a range, and it is labeled as one.
Prices come from the model, not from another page. We price garages by square foot and site conditions. Bay ranges are derived from that. I do not let a figure get copied from one page to another, because that is how a site ends up with three different prices for the same building.
Code beats opinion. Where my experience and the building code disagree, the code wins and I say so. When something is up to your Code Enforcement Officer, I say that too. I will never tell you your permit is approved. That is not mine to promise.
No numbers I cannot stand behind. Maine does not license general contractors, so you will not find a license badge on this site. What you will find is insurance, references, and photos of past work, which are the three things actually worth vetting.
When I get something wrong, I fix the page. Costs move. Codes change. An article with a 2026 date on it should say what is true in 2026.
What I build
Garages are the specialty. We build detached and attached garages, from one bay to three, including pole-barn styles and garages with living space above.
We also handle custom homes, ADUs, remodels, decks and siding across Kennebec and Lincoln counties, plus Sagadahoc County.
Garage work provides the volume, so this site gets specific about foundations and frost depth. It also covers bay sizing and permits.
Those four factors often decide whether a garage project goes well.
Talk to me directly
If something here conflicts with what a builder told you, ask me about it. I’d rather discuss it before you sign something than after.
