We evaluate the existing structure to determine what stays and what changes. Foundation must support the new load. Walls need fire-rated assemblies. Egress windows, bathroom, kitchen, heating, and a separate entrance are all required. In Pittston and Randolph, we often find slabs poured without reinforcement.
The Most Complex Residential Work We Do
The structural and mechanical upgrades underneath the finished surfaces account for the majority of cost. Electrical, plumbing, framing, insulation, and final inspections all happen at separate stages. Each one has to pass before the next phase of work begins. We manage the full sequence.
Cost Range, Timeline, and What Drives Both
Basic conversions run 50,000 to 80,000. Full ADU builds with kitchen and separate systems range from 100,000 to 200,000 or more. Conversions take twelve to twenty weeks. New ADU construction reaches twenty to thirty weeks. The permit and inspection sequence alone sets the timeline.
